Its not like the old days when you simply shake hands and make a deal.  Each property has criteria that must be met, it doesn't matter how "Nice" you may be.

There are things you can SAY to the leasing agent that can blow the entire deal, there are some things you may NOT want to say.  All properties have different criteria, for instance...most  (but not all)  apartments require that you earn a gross monthly income of 3 times the rent....but......................... NOT ALL APARTMENTS VERIFY THAT!

leasing agents use as a tool to close the deal with you, it is normally offered
only if you are willing and able to make a decision (filling out an application and leaving a deposit) within 24 hours of your FIRST VISIT to the Apartments, sometime your decision must be made by the end of the day on your first visit.

         We know WHICH Apartments have look and lease specials!

It may be best NOT to view the apartments that have look and lease specials till you are able to make a commitment, for the most part, they ARE NOT ALLOWED to give you the look and lease special if you come back AFTER the time limit expires, if they would do it for you, they would have to do it for EVERYONE....fair housing rules.
